PCB Emerald is a nine-key, nine-townhouse beachfront development on the Gulf of Mexico in Panama City Beach, Florida. The owner is developing the lot for a mix of vacation rentals and residential homes for sale. The site is currently empty; land development permit approval is expected within the month, after which horizontal scope begins.

Studio RNB is acting as Design Architect. The design pairs the practical economics of nine separately-deeded units with a unified architectural reading from the beach. The front-facing facade is organized around stacked arched windows that scale from the ground floor to the upper levels and create the building's signature image: a row of arched towers rising from the sand. Each unit reads as its own vertical bay while the row composes a single continuous front.

We are working through concept design, schematic design, design development, and construction documents. Each townhouse carries its own ground-floor entry from the beachside, its own primary living and dining level, and stacked bedroom suites above. The interior planning is organized around the views: a deep-set sectional opens onto an arched ocean window, the primary suites are set against the front facade for direct water views, and the rear-facing functions sit deeper in the plan.

The project is still in design. LDP approval is expected within a month; construction sequencing will follow.
